May 2025 Rental Market Highlights

The latest numbers are in — here’s what’s happening across Metro Vancouver:

Dunbar–Arbutus takes the top spot
Unfurnished 1-bedrooms now average $2,734/month, making it Vancouver’s most expensive neighbourhood. Compare that to Sunset–Victoria Fraserview, where the same unit rents for $1,958/month — a $776/month difference.

North Vancouver leads per square foot
With rental rates averaging $5.69/sq. ft., North Van now ranks #1 for cost per square foot — more than double West Van’s $2.35/sq. ft. That gap alone exceeds average prices in cities like Surrey and Coquitlam.

Surrey holds steady as most affordable
Surrey continues to offer the lowest prices for unfurnished 1, 2, and 3 bedroom units

1-Bedroom: $2,175
2-Bedroom: $2,487
3-Bedroom: $3,314
