When Can You Enter a Rental Unit in BC

Knowing when you can legally enter a rental unit in BC is crucial for both landlords and tenants. The Residential Tenancy Act (RTA) sets clear rules to balance the landlord’s need to manage the property with the tenant’s right to privacy.

Landlords can enter a rental unit for specific reasons, including:

  • Emergency repairs (fire, flood, or gas leak)
  • Routine inspections
  • Showing the property to prospective tenants or buyers
  • Repairs or maintenance requested by the tenant

In most cases, landlords must provide written notice at least 24 hours in advance, stating the reason for entry, the date, and a reasonable time. Entry is allowed between 8 a.m. and 9 p.m., unless the tenant agrees to another time.

Emergencies are the only exception to notice requirements—landlords can enter immediately to prevent damage or danger. Outside of emergencies, unauthorized entry is a violation of tenant rights and can lead to penalties or disputes.

For tenants, understanding these rules protects your privacy. For landlords, following them ensures legal compliance and maintains a positive landlord-tenant relationship.

At Brix Property Management, we guide landlords and tenants through these requirements, ensuring access is timely, legal, and respectful, keeping both parties confident and protected.
