Are Move-In/Move-Out Inspections Mandatory in BC?

While they may feel optional, move in and move out inspections play a critical role in protecting both landlords and tenants. Here is what BC tenancy law actually says.

Are Inspections Required?
Yes. Move in and move out condition inspections are mandatory in most BC tenancies under the Residential Tenancy Act.

The inspection is intended to document the condition of the rental unit at:

  • The start of the tenancy, also known as move in
  • The end of the tenancy, also known as move out

Note: This record is especially important when it comes to security deposit deductions.

What Happens If an Inspection Is Not Done?
If a landlord does not complete a move in inspection, they may lose the right to claim against the security deposit for damage.

Similarly, if a move out inspection is not completed, it can make it very difficult for a landlord to keep any portion of the deposit even if damage exists.

Timing Rules to Know

  • Move in inspection must be completed when the tenant takes possession of the unit
  • Move out inspection must be completed when the tenant vacates or as soon as reasonably possible
  • Both parties must be given the opportunity to attend
  • A Condition Inspection Report must be completed and signed

If one party does not attend after proper notice is given, the inspection can still proceed.
