Three Bedroom Rentals Are Up From the Previous Month
North Vancouver, West Vancouver, Coquitlam, Richmond, New Westminster, Surrey, and Langley all posted month over month increases in rent for three bedroom units, despite declines in most one and two bedroom segments. Three bedroom homes make up just 11.76 percent of current active listings, indicating that limited supply is driving this upward pressure.
Compared to November 2024, Rent Prices Are Down Across Metro Vancouver’s Most Expensive Cities
Vancouver, Burnaby, Richmond, and North Vancouver all recorded year over year rent declines across every bedroom type. Vancouver saw the sharpest drops in two bedroom at 12.49 percent and three bedroom at 11.97 percent.
Compared to November 2024, Rent Prices Are Down Across Nearly All Vancouver Neighbourhoods
With the exception of Shaughnessy, every Vancouver neighbourhood saw year over year declines in unfurnished one bedroom rents. The hardest hit areas were Dunbar Arbutus at 18.10 percent, Killarney at 14.92 percent, and Marpole at 14.17 percent.
