June 2026 Rental Market Highlights

Smaller Units Taking the Hardest Hit Region-Wide: One-bedroom unfurnished rents posted the largest annual correction at 5.98%, compared to 5.09% for two-bedrooms and 4.03% for three-bedrooms. Landlords with smaller units face the most competitive pricing environment heading into summer.

Langley One-Bedrooms Face Sharpest Regional Decline: Langley recorded the steepest one-bedroom rent drop among major Metro Vancouver municipalities, down 8.11% year-over-year and 13.71% since the start of 2026. Landlords in the area should review pricing against current comps.

West Vancouver Remains a Resilient Premium Market: West Vancouver continues to hold the region’s highest rents across all unit types, with year-over-year movement staying near flat. The premium segment has shown more stability than the broader market.
