2026 Rental Increases Are Capped at 2.3 Percent
BC uses annual inflation data to set the maximum allowable rent increase. Based on BC’s 2025 Consumer Price Index, the average inflation rate came in at 2.3 percent, which sets the cap for 2026.
Overall, Rents Are Trending Downwards
All unfurnished one bedroom rental prices saw a decrease across all neighbourhoods except Coquitlam and Langley. All unfurnished two bedroom rental prices saw a decrease across all neighbourhoods except Langley. All types of furnished and unfurnished units in downtown Vancouver decreased.
Burnaby Family Sized Units Have Seen Some of the Largest Drops
Unfurnished three bedroom rents are down roughly 13 to 15 percent from January 2025, signaling weaker demand for these larger units.
